Oklahoma Home Inspection Checklist

Some of the things that will be reviewed in the inspector's report include an assessment of the home's heating system, plumbing, electrical system and central air conditioning system. In addition to these, the structure of the house will be looked at such as the roof, attic, foundation, basement, landscaping, structure and floors and windows.

Get the best out of your home inspection by getting a licensed professional complete your inspection. Some homebuyers with contracting experience may feel inclined to save money by doing the inspection themselves, but an unbiased individual is necessary to make a proper assessment. If the homebuyer is getting a mortgage, the lender may also require a home inspection. Be present at the time of inspection to ask questions and go through the report with the inspector.

When Do I Need An Inspection?

If you're in the process of purchasing a home, a home inspection is needed to make a non biased analysis of the condition the property is in. Buying a home is a major investment, and the inspection ensures you know what kind of condition the house is in. You want to know if there are any problem areas that need attention.

A few days after signing a purchase agreement (usually within 10 days), schedule an inspector to come in. Be certain the paperwork has a clause allowing you to terminate the agreement if the inspection uncovers some underlying problems not visible during your personal viewings.

Walk Through Checklist

Do a check on your inspector and see that all of the key areas are looked at. Start big, with the structure of the house. If there are structural problems, the effects will show through in cracks to the walls, roof framing, exterior wall framing or interior framing. Although many inspections do not include assessing the leveling of your home, structural foundational damage might be caused by an unlevel home.

In addition to the foundation, the roof is one of the biggest things that should be inspected. Plus, the siding of the exterior home needs to be assessed and also windows are another major structural item to check off the list. These are all important structural aspects not to be overlooked.

The plumbing is one thing you might have briefly checked while doing a walk through of the house. However, have an inspector check the type of pipe that supplies water from the main street, and check that the building hasn't settled to damage the pipes or make them less effective. Any deterioration and leaks need to be noted. This type of item should be completed with a pipeline video inspection before it's checked off your list.

Always look on the ceilings and walls for any watermarks or damage to the integrity of wallpaper, such as bubbling or cracking, which may indicate water damage. One thing that may be overlooked is the shower system. Check to see that the fixture is properly enclosed to prevent mold and wear and tear. All tiles should be secure as well.

Test the central air-conditioning system as well as the furnace or type of heating system. This includes insulation and check for any health hazards like mold or asbestos. Assess all switches and controls for functionality.

Major appliances like refrigerators, if included, or dishwasher and laundry machines, should be turned on to check as well. Assess each appliance by room, and don't overlook any small thing like the garbage disposal or oven and stove-top. Check the range hood for ventilation, or trash compactor.

The basement needs to be cleared of water flooding, stains, mildew, dampness and moisture. Sometimes an odor will be an indicator of water intrusion. The sump pump is a system your inspector should not forget to check!

None of us want any electrical problems because although this might not be the most expensive to repair, it sure causes the most hassle and inconvenience! First, see that there are no loose cords or wires or safety hazards. In addition to turning systems on, check the electric service panel and have the inspector assess the integrity of the wires themselves. The circuit breaker or fuse should be appropriate for the size of the property as well. An easy thing to forget would be to check all the outlets in the house, but this is very important! Ask your inspector if your wiring is up to standards, as there have been several changes from knob and tube wiring!
